Yardi Systems Rent Price-Fixing Antitrust Litigation

Mach, et al. v. Yardi Systems, Inc., et al., Case No. 24-cv-063117

In February 2024, WBE and co-counsel brought this case in California state court alleging that Yardi Systems, Inc. and various property management companies conspired to artificially inflate rental prices of multifamily residential units above competitive levels and to reduce the occupancy of such units below their competitive levels through their use of a centralized pricing software algorithm. The complaint alleges that this collusion between Yardi and the property manager defendants has resulted in dramatic rental price increases throughout California and stifled competition in the multifamily residential industry.

In August 2024, the court denied Defendants’ motion to dismiss, allowing Plaintiffs’ claims to proceed under the Cartwright Act and California’s Unfair Competition Law. In October 2024, WBE was appointed as co-lead counsel. Certain discovery has progressed and a decision on defendant Yardi’s motion for summary adjudication is pending.
